NewQuest Crosswell Expands Build-to-Suit Retail Division

HOUSTON – NewQuest Crosswell has added an executive vice presidentTerryP003p with more than four decades of industry experience and retail build-to-suit in all 50 U.S. states to its team.

Terry Parker, who will continue to be based in North Texas, is joining Allen H. Crosswell, managing principal, and Tod M. Greenwood and Darryl T. Robinson, both principals.

“Darryl and I will be working hand in hand to expand the build-to-suit retail division,” Parker says. “Our goal is to create the largest build-to-suit retail development company in the nation. This is an incredible opportunity.”

During his career, Parker has been instrumental in the development of automotive centers, banks, healthcare facilities, retail centers, quick-service, casual and fine dining restaurants, convenience stores and retail locations for national chains from coast to coast and border to border. He currently has retail projects at various stages of development in Greater Houston, Austin, Lubbock, San Marcos and Waco, all in Texas, as well as the Greater Atlanta MSA, Florida, Michigan and New Mexico.

Parker began his career in design/build and construction management and transitioned in the 1990s into national build-to-suit development. His credentials include developing for some of the most recognizable names in the industry. Parker is a member of the International Council of Shopping Centers and regularly attends conferences throughout the year.

“Terry is extremely well-known and highly respected throughout the industry. We couldn’t be more pleased that he’s working with us to expand our build-to-suit services,” Crosswell says.

Through the years, Parker has developed a national network of brokers and consultants nationwide in the build-to-suit industry. He performs financial analyses and oversees the design-build process, including site selection, permitting and entitlements, turn-key development, construction management and asset disposition.

Slim Chicken’s Grand Opening in Katy, TX

Slim Chicken’s a leader in the “better chicken” segment of fast casual restaurants, has expanded its Arkansas based brand and flavor in the Houston market. The 2,902 square foot standalone building with a drive-thru is located at the NEC of I-10 and Grand Parkway adjacent to Cinemark.

The Katy location is a jumping off point to a larger growth strategy throughout the Houston market. The corporate-owned restaurant is the first of ten stores that Slim Chicken’s plans to open over the next three years. The second store, located in Spring, TX is currently under construction and scheduled for delivery in early 2016.

NewQuest Crosswell Begins Construction On Mixed-Use Project in NW Houston

Hotel BellaHOUSTON – NewQuest Crosswell has broken ground on Northwest Park Crossing, a 4.2-acre mixed-use project in northwest Houston. The site will house a 43-room Hotel Bella, Raising Cane’s, a medical facility and a national fast-food chain in northwest Houston.

Construction will start in mid-October on Hotel Bella, which is being developed by Fourth Dimension Builders on a 1.2-acre interior tract bought earlier this year from NewQuest Crosswell. The hotel will deliver in June 2016.

A 3,000-sf Raising Cane’s is under construction and will open in December. The Baton Rouge, La.-based chain has ground leased a 0.8-acre pad site. NewQuest Crosswell also is holding letters of intent for the remaining two pads in Northwest Park Crossing, located near the intersection of Tomball Parkway and Northwest Park Drive.

Northwest Park Crossing’s strong point is its infill location in the Near Northwest Oaks retail submarket – adjacent to Aldi’s and across the freeway from a Super Walmart. Northwest Park Crossing has 120 feet of frontage along the six-lane Tomball Parkway, where the daily traffic count averages 47,000 vehicles. The site is situated 2.3 miles south of Beltway 8 and 18 miles north of Houston’s Central Business District.

“We were aware there was pent-up demand from pad site users looking in that submarket when we bought the acreage,” says Tod M. Greenwood, principal and executive managing director of Houston-based NewQuest Crosswell. “But, the sites did go faster than we’d originally anticipated.”
